3 Things Homeowners Should Do Before the End of 2013

2014 is just around the corner, and there’s hardly anyone you’ll meet that isn’t excited to start a fresh New Year.  With all the holiday shopping and celebrating going on, it’s easy to get busy forget to do more for your house than just decorating.  Here are 3 things homeowners should do before 2013 ends:

1.) Give Back:  Wouldn’t it be wonderful to start the New Year with a clutter free home?  This is the time of year to go through your space and get rid of extra possessions and things you don’t need.  If you make donations to charity, you’ll be able to itemize charitable deductions on your taxes for 2013. Looking for extra money?  Shoppers may be looking for last minute, second hand gifts so hosting a yard sale could bring in some extra cash for the New Year. 

2.) Get Energy Efficient:  Making home energy efficient home improvements isn’t just good for your utility bills; it can also be good for your taxes.  The IRS tax credit for making changes to improve energy efficiency can help you qualify for a tax credit of 10% of the cost.   Changes to your HVAC system, windows, water heater, and more can end up saving you big in the end as well as possibly adding value to your home.

3.) Tie Up Loose Ends:  Got a foreclosure or short sale pending?  You may want to put the pressure on everyone involved to get the deal done by the end of the year.  Not only would you start the New Year off with one less burden, but congress is currently allowing forgiveness of mortgage debt.  If your foreclosure or short sale doesn’t close before year end, you might end up having to pay taxes on the debt forgiveness as income which could put added stress on you at tax time.

3 Easy Winterizing Tips

We may not get snow in the beautiful valley of the sun, but winter can still bring some cold surprises to your AZ home.  Simple winterizing steps can help you prep for the unexpected temperature drops and protect your home all winter long.  Here are 3 easy winterizing tips for your AZ home that you can start today.

1.) Daft Drafts:  Cold air has a way of leaking into your home when you least expect it.  Sealing up areas where drafts can seep in is a huge benefit not just to you but to your heating bill as well.  Air usually leaks in around common areas such as door frames and windows, so add easy to install weather-stripping from your local hardware store.  Looking for a more permanent insulation option?  Upgrade from single pane windows to double pane or add a window insulation kit to keep cold air out. 

2.) Heating Bill Hikes:  Winter is here and with it comes higher heating bills.  You’ll want to change your filter at least once a month to help your furnace perform at maximum efficiency.  According to the U.S. Department of Energy, turning your thermostat back 10°F–15°F for at least eight hours a day will allow you to save 10 percent to 15 percent off your heating bill.  Programmable thermostats can help you set and forget.  Be sure to inspect your heating equipment and check for any rips or leaks in your heating ducts as well.  Not comfortable crawling around in your crawl space?  Don’t be afraid to call in the professionals.

3.) Protect Your Pipes:  It’s hard to believe it, but every once in a while Arizona winter nights can get so cold the plumbing pipes freeze.  Whenever possible, wrap exposed pipes and plumbing with proper insulation that can easily be found at your local hardware store.  Don’t have time to pick up supplies?  Towels or blankets can work in a pinch as temporary insulation when there’s an unexpected frost alert. 

When you take the time to winterize your home, you’ll have more time to enjoy the cool weather without repair problems later.
