As Greater Phoenix Real Estate agents, we feel that it’s important to not only be completely up to date on what’s going on in the Greater Phoenix Real Estate market and the national housing market, but to be involved in our community as well!  One way that we do this is through the Valley of the Sun Young Professionals Network.

Shannon Wellman, who is the Russo Team Office Manager as well as a Greater Phoenix Real Estate agent, is also involved with YPN as the Membership Director.  YPN is a member-driven organization that helps young real estate professionals excel in their careers by giving them the tools and encouragement to become involved in four core areas: Realtor Associations, Real Estate Industry, Peers and Community.  We’re excited to support Shannon in this partnership and to encourage young Greater Phoenix Real Estate agents in their real estate path!

Spring is in full swing here in the Greater Phoenix area, and with nature’s growing activity also comes an active Greater Phoenix Real Estate market.  Of course, as agents in the Greater Phoenix area, we enjoy this time of year with an abundance of new homes going on the market and many being sold as well!  This is an ideal time to buy a home in the Greater Phoenix area as sellers are competing for buyer’s attention and you’re sure to find a home that fits your needs and lifestyle.

Getting your finances in order is a key aspect of buying a Greater Phoenix home.  If you’ve been taking care of spring cleaning around your home, why not take the time to “spring clean” your finances as well?  Even if you aren’t considering buying a Greater Phoenix home anytime soon, it’s a great idea to ensure you have your budget, credit, etc... updated and in great condition just in case an unexpected circumstance arises.

Financial writer Gabriela Islas of Quicken Loans recently pointed out in an article six ways to organize your finances, and we thought these were great tips to share with you!

1. Check your credit report and fix any errors- 
By law, consumers have the right to a free annual credit report. Sites like Quizzle.com will allow you to get a free credit report, no string attached!  Take advantage of getting a free credit report, but always be sure to check out its accuracy. Many times, there are errors or may contain outdated information, which could affect your score negatively. If you do find a mistake, make sure you contact the corresponding credit bureau in order to dispute the errors.

2. Review your budget- 
It’s helpful to make time to sit down and check your monthly budget. If you are saving to buy a house, for example, periodically reviewing your budget will help you get rid of unnecessary expenses allowing you to save more.

3. Review your monthly withholdings - There is no reason for you to give an interest-free loan to Uncle Sam! By reviewing your monthly withholdings you may be able to put more money in your pocket or savings account every month. Of course, consult with your tax advisor before making any changes to your withholdings in order to avoid owing money to the IRS at the end of the year.

4.  Review your financial emergency plan - Planning for unexpected events can give you peace of mind. A good rule of thumb is to have six months worth of expenses saved in an emergency fund. Think about your monthly expenses (like rent or mortgage payments, utilities, car payments, insurance, credit card payments, etc.) and figure out how much you would need to have in a savings account in order to pay for these items for six months. Don’t get discouraged if it takes time to build up your emergency fund, ANY amount is better than no savings at all. Also, make sure that if you become incapacitated, there is someone you trust to handle your finances.

5. Sign up for paperless statements - Signing up for paperless statements and paying your bills online will help keep your mail under control while saving trees at the same time. A lot of banks and credit unions offer online bill pay services for free. Take advantage of this and join the “green” movement.

6.   Consolidate accounts- 
When you’re budgeting, sometimes it’s helpful to separate accounts. For example, if you are trying to save for a special purchase or an emergency fund, you may have your employer deposit a portion of your paycheck directly into your savings account. But having many accounts can make keeping track of them difficult. When that becomes the case, it’s time to consolidate your accounts. Before making this decision, check with your financial institution to make sure there aren’t any penalties or fees for canceling an account.

7 Do's and Don'ts for Selling Your Greater Phoenix Home

Living in the Greater Phoenix area is something many of its residents can’t imagine giving up!  Yet, we know that oftentimes things such as a job transfer or other extenuating circumstances cause the need to sell your Greater Phoenix home.  And, while we hate to see you go, we want to help ensure that your home selling process runs as smoothly as possible!

The first thing you’ll want to do is to choose a Greater Phoenix Real Estate agent as they will be able to help guide you through every step of the home selling process.  Do your research and make sure they have solid recommendations, a great marketing strategy and have experience in the Greater Phoenix Real Estate market.   We’ve also come up a few Do’s and Don’ts to help guide you as you begin the process of selling your home!

Don’ts

1. Don’t do major renovations before selling- While you may feel that your kitchen needs to be gutted and completely redone; this will not pay off in the long run.  These types of home construction projects are not likely to bring in the return on investment that you would need to make it worthwhile.  Instead, play up the highlights of your home.  Small changes to key features will make your Greater Phoenix home stand out.

2. Don’t try to make the hard sell- While you may feel the need to be present at open houses because you know the ins and outs of your home; this makes it hard for the potential buyers. They don’t want to feel pressured by the seller, and will want the opportunity to talk openly with their agent about their concerns.  Let your home speak for itself.

3. Don’t wait any longer to sell- Spring is a great time to sell your Greater Phoenix home!  Many buyers know that sellers have waited until the spring season to put their home on the market, so they’ve waited until now to do their house hunting.  Make sure you jump into the Phoenix Real Estate market now in order to hone in on these eager buyers!

4. Don’t set your sale price too high- Of course your Greater Phoenix Real Estate agent will help you in determining the price of your home by providing information on what comparative Greater Phoenix homes are selling for; you want to be realistic. The moment buyers see that your home is overpriced, they will most likely look elsewhere.  Pricing it fairly will make it a desirable option for many hoping to buy in the Greater Phoenix area.

Do’s

5. Do provide easy access for showings- Ensure that there’s a clear path to your front door and that there is a convenient place to park.  Your home remains de-cluttered as you never know when you’ll get a showing and you want to be ready at a moment’s notice.  Having your home available as much as possible for showings allows the agent to feel comfortable setting showing appointments for your home.

6. Arizona Science Center

Phoenix Zoo
455 N. Galvin Parkway Papago Park, Phoenix
- More than 1,300 animals, exhibited throughout five unique trails. The Phoenix Zoo offers unique event venues indoors and out and customized group events for 25-5,000+. Camelback Mountain
5700 N. Echo Canyon Parkway, Phoenix
- Located 20 minutes from downtown Phoenix, Camelback Mountain is a Phoenix icon visited by thousands every year. Trailheads are accessible from Tatum Blvd and McDonald on the north side, or 64th St and Cholla Ln on the east side of the mountain. Two Summit trails are very strenuous and steep, but easier hikes can be found around the base of the mountain.

South Mountain

Aguila Golf Course

Encanto 18 Golf Course

Spring has officially arrived in Phoenix Arizona, and with the warm weather comes a busy time in the Greater Phoenix Real Estate market!  Many who have held off on selling their home are putting their homes on the market, and with these new homes budding on the market each week; those hoping to buy a home in Glendale, Peoria, Scottsdale, Buckeye, or any of the surrounding areas have started searching the market! 

As Greater Phoenix Real Estate agents, we thrive on the lively spring market and enjoy matching up buyers with their ideal home.  With the busy spring housing market comes a little more competition for finding a great home, so you have to be prepared to move quickly!  Being ready to put an offer on a Greater Phoenix home will mean putting in a little extra work before you begin.  We want to help ensure that when you find your dream home in the Greater Phoenix area; that you’re able to buy!  Below are nine great tips to help you streamline the home buying process.
 
1.  Get Pre-Approved- Finding the home of your dreams and then shopping for a loan is a risky move, as most home sellers won't even look at an offer that's not accompanied by a pre-approval letter.  Getting pre-approved ensures you know your exact budget and can save you from a bidding war if many are vying for the same home.

2.  Prioritize Your Housing Needs- Finding a home fast means being flexible.  The longer the list of requirements, the harder it will be to find a home.  Keep your list short and to the point.  Focus on the key elements you’re looking for and let the extras fall as they may.

3.  Start Your Search Online- Instead of spending your time perusing neighborhoods for open houses or for sale signs, get online to streamline your search.  There are many stunning homes in the Greater Phoenix area which you can view online.

4.  Find a Great Agent- This may seem easy, but finding an agent that truly knows the Greater Phoenix Real Estate market, and can show your properties that are right in your price range that also meet your style and needs can be challenging.  Of course, we’d love to help you in your home search and know that our experience and proven success will make the home buying process an easy one!  No matter who you choose to help you buy a home, be sure to do your homework and take the time to research local agents.  

5.  Steer Clear of Short Sales- While short sales seem to be flooding the market across the country- if you’re looking for a quick buy, short sales are not the way to go.  There is a long process involved with these homes and complications are almost always in the cards.

6.  Look for Motivated Sellers- Don’t settle for sellers who aren’t willing to budge on a home at the top of your price range; there are too many other beautiful Greater Phoenix homes out there that will have motivated sellers.

7.  Negotiate Repairs- If an inspection reveals that the home you want to buy requires repairs, taking the responsibility off the seller can help you close the deal quicker. After obtaining estimates, ask the seller for a credit rather than asking them to complete the repairs themselves.

8.  Have Cash Ready for Closing
- You don't want to be scrambling for funds at the last minute, so be prepared for this important date. A day or two before closing on your Greater Phoenix home, you'll get the final settlement statement, detailing the terms of your loan and all the closing costs. Be sure to get a certified or cashier's check made out for the total amount you owe at closing, including the down payment since you can’t use a personal check.

9.  Have a Plan B- Because not every transaction goes smoothly, be sure you have a property or two as a backup; you don’t want to have to start from scratch!

Should I Buy a Home Now?

I’m often asked if this is a good time to buy a home.  Some clients are concerned that home prices may fall further than they have already.  They are assuming that the best course of action is to wait for the bottom in the market and then buy.  The problem with this approach is that you don’t know where the bottom is until you see it in the rear view mirror, meaning until you’ve missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability.  Even though interest rates have gone up in the last six months, they are still near historic lows.  Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates go up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life.  It’s important to live in a home that reflects your taste and values, yet is within your financial “comfort zone.”  To that end, it may be more important to lock in today’s relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.
